YOUR QUESTIONS, ANSWERED
Plaza Sentral office insights
Understand the running costs, building arrangements and fit-out requirements before planning your office move or next lease.
How should I prepare for a renewal, expansion or relocation?
Review your lease expiry, notice period, current floor area and future team needs early. Compare the total occupancy cost of renewal with relocation, including fit-out, moving, operational downtime and reinstatement. Confirm available space and any renewal or expansion terms before committing to a timetable.
How can I cool the office after central air-conditioning hours?
Tenants needing cooling outside the central air-conditioning schedule should plan for their own split-unit air-conditioning system, subject to building management approval. Assess cooling capacity, the approved condenser location, electrical supply, refrigerant piping and condensate drainage before installation. Allow for equipment, installation, electricity and ongoing maintenance costs. A technical review is especially useful for evening operations or a server room.
Discuss split-unit installation feasibility →Are building or lift access cards required?
Plaza Sentral has no ground-floor turnstiles and no lift access-card requirement. Individual offices may have their own door access systems. Confirm visitor registration, security procedures, access outside normal business hours and moving arrangements with building management when planning your operations.
Can I appoint my own fit-out contractor and change the partitions?
Yes. Tenants may appoint their own fit-out contractor, subject to the landlord’s consent and building management requirements. Submit the proposed plans and required documents to building management for approval before work starts. Partition changes must also be assessed for the relevant DBKL internal-partition or renovation submission and approval route, including OSC where applicable. Your contractor and, where required, a qualified submitting professional should confirm the process, fire-safety requirements, permitted working hours and renovation deposit before starting.
DBKL building-control guidance ↗Who maintains the fit-out, and what happens when the lease ends?
Agree who is responsible for maintaining existing air-conditioning equipment, electrical installations, furniture and other landlord-provided items. Read the reinstatement clause before altering the office: it should establish what must be removed or restored at lease expiry. At handover, record the condition, defects, meter readings, office keys or door-access devices and the agreed inventory with photographs.
